Load bearing or not
A structural engineer's beam calculation for a Grand Rapids wall removal costs $500-1,200 and is required for the permit anyway.
- In the basement, find the direction the floor joists run. They will be regularly spaced timbers all pointing the same way.
- Note whether the wall you want removed runs across those joists or in line with them. Across is a strong signal of load bearing.
- Look for what is directly beneath the wall. A steel beam, a lally column, or a block wall under it means load is being carried down there.
- Go to the attic if accessible and check whether anything above lands on that wall line.
- Have it confirmed. This sequence tells you what to expect; it does not replace an engineer's stamp, which the permit will require anyway.
What the job involves once the answer is yes
The wall is temporarily replaced by shoring - posts and beams carrying the load while the original comes out. The new beam, usually engineered lumber or steel, is set into place and the load transferred. The load then has to travel down through posts to something that can carry it, which in an old house usually means new footings in the basement.
That last step is the one that surprises people. The beam itself is often only a third of the cost. The bearing points, the footings, and the rerouting of whatever was living inside that wall make up the rest.
Old walls are rarely empty. Ductwork, a plumbing vent stack, and electrical runs all commonly live inside the wall you want gone, and every one of them has to go somewhere else.
A flush beam - hidden in the ceiling so you see a flat ceiling afterwards - costs meaningfully more than a dropped beam that shows. Decide which you want early, because it changes the structural design.
